SELLER PACKAGE - $350

Communicate regularly with the client to send them reminders, check in, and let them know what to expect in each step of the closing process.

Supply the executed Purchase Agreement to all parties involved in the transaction.

Establish relationships with all third parties including lenders, inspectors, appraisers, and all agents in order to ensure a smooth closing process and share relevant information.

Draft any addenda needed along the way and keep a record of them on file and ensure they are shared with relevant parties.

Be the first point of contact/resource for all questions that arise throughout the closing process.

Stay in good communication with the agent if any issues arise that they need to handle or negotiate.
-
Coordinate closing date, time, and location and notify all parties. Notify client about utility accounts to set up/cancel.
- Review the purchase agreement for completeness.

Ensure the buyer’s earnest money deposit is in escrow on time.
-
Ensure that title is in receipt of Home Warranty Invoice and Commission Instructions.

Monitor deadlines during the contingency period and provide a demand notice to the buyer if timing isn’t met.

Ensure the loan contingency removal is tracking on time.
-
Coordinate the final walk-through.

Document communications among the parties.

Audit the file prior to close of escrow to ensure all paperwork is complete.

Greensheet completion (if applicable)

Schedule all Appointments (Home Inspection, Termite, Final Walk Thru, etc...).

AGENT RESPONSIBILITIES

Seller's Agent: Review RTI with client and negotiate inspections as needed. Let me know the verdict so that I can draw up the appropriate form.*

Buyer's Agent: Review inspection reports with client and email me what will be on the Buyer's Reply to Inspections so that I can draw that up.*

Negotiate appraisal if needed.*
